Wolf Admin Approves Four Expansions

Crawford Business Park is the main facility of the park consisting of approximately 32 acres under one roof and broken into numerous sections or buildings generally referred to numerically. These buildings are individually secured and can each be accessed from the outside or via the quarter-mile long hallway that bisects the facility north to south.

Infrastructure common to all areas of the main facility includes 480 3-phase, 1500 amp electric through Penelec, unlimited gas through National Fuel Gas, municipal water and sewer. The facility is steel frame and brick construction with 6″ concrete floors and sprinklered throughout. Numerous loading docks exist around the facility but are dedicated to particular spaces and are not available to public use. Rail service is available to the park.

There are a variety of tenants that occupy the facility, mostly first floor space but moving upwards into the upper floors of the multi-story buildings. Their businesses range from warehousing to manufacturing to modern office space. Veronica’s Cafe, a local food service provider, operates a food court located in the middle of the facility in the Donald E. Dillon Center. The Dillon Center also includes a gallery space and a conference facility available for rental to tenants at CBP, as well as the general public.

In January of 2009, the Meadville Family YMCA opened a satellite facility, “Y Express”, at this Park. The Y Express has state of the art cardio and fitness equipment, a basketball court and offers various wellness classes.

Crawford Business Park-East consists of numerous stand-alone, multi-storied buildings east of the main facility of the Crawford Business Park. Efforts are now being expanded to begin renovation of these buildings which have yet to be addressed. It is a major undertaking but has begun with a
feasibility study for best use of these buildings and property.

The resulting proposed master plan for this area of the park includes some existing buildings renovations, build-to-suit parcels, green space and a recreational easement to the French Creek corridor.

The east buildings are brick and mortar construction, most with cement floors. Most of the buildings have at least one truck dock, freight elevators, on-site parking and rail availability. Utilities are available but are not hooked up to all the buildings.

Crawford Woodlands is property to the west of the main facility, Crawford Business Park. It is separated by South Mosiertown Road. It was developed for purchase and has approximately 6 acres remaining. The Woodlands is a Keystone Opportunity Expansion Zone until 2020.

Site preparation of the acres remaining for development have been completed, including plot layout, access roads, lighting and all infrastructure including high speed internet access.
